UPDATE: The Ranch has now SOLD and will settle on the 15th of October. On this day our new adventure will begin...
For 16 years we enjoyed building up our horse training and trail riding business Tales of the Trail Western Ranch. The Ranch has been our pride and joy, but the time has come to challenge ourselves again and embark on a new adventure. The business is closed and the Ranch is up for sale for you to put your stamp on.
The Ranch is a beautiful rural property (45 Tinks Road, Quinninup), nestled in the pretty South West of Western Australia, where the Karri trees stand tall. Conveniently located between Manjimup, Pemberton and Northcliffe. Driving 400 meters along a quiet gravel road you will find a comfortable 4x2 home on 37 ha (91 acres). Completely set up to all your equestrian wishes. Being surrounded on 3 sides by state forest provides lots of privacy, easy access to horse trails and calm surroundings. An ideal hideaway in these challenging times.
The main ranch house is a comfortable timber home freshly painted outside at the beginning of last year. The design is stunning with high windows in the hallway, letting the winter sun in and keeping the summer sun out. It features a cozy lounge with new wood fire, separate dining, reading room (or extra bedroom), bright country kitchen with walk in pantry and electric stove, bathroom with bath and shower and 4 bedrooms, the master with ensuite. Part of the house has a second story. From the office that's located upstairs, together with a second lounge area we can keep an eye on most of the property. Laundry, separate toilet and cellar. But the best spot of the house is definitely the deck. A lovely place to relax overlooking the paddocks or have a nice barbeque. The water to the house is rainwater collected in 2 rainwater tanks connected to an Edwards solar hot water system with electric booster.
We take pride in our property and designed it with our horses well being in mind. Our horse facilities include:
65 x 35 m outdoor all weather sand arena, fenced with horse rail
20 x 40 m outdoor arena
18m round yard, with rubber protection sides
designated public watch areas
17.5 x 10.5 m stable building with tack and feed area
10.5 x 10 m work shed, concrete floor, power
8 small paddocks, sprinklers, electric fence, automatic water
2 medium paddocks, electric fence, automatic water
4 big paddocks, (some) electric fence, automatic water
2 dams, winter creek, multiple springs in winter
plenty of float parking
access to numerous trails
Around the house are 8 smaller paddocks with irrigation sprinklers from one of our two dams. Electric plain wire and stand off wires between the paddocks keep your horse safe. The rest of the 91 acres is divided into 4 big paddocks, 2 medium size paddocks and about 3 - 4 ha of bush with bush riding tracks. Automatic water from the second dam is available to all paddocks.
Not into horses?
The property lends itself to all sorts of agricultural and tourism opportunities. We are smack bang in the middle of Truffle and avocado growing country. Other crops that you can consider are finger limes, potatoes, organic garlic, grapes or apples. Or just run some Birkshire pigs, free range chickens, cattle or sheep. It's all done in this area!
Tourism is increasing and the property would lend itself for chalets, YouCamp, AirB&B or a number of other tourism ventures. The Mudda Biddi track goes right past the property and the Bibbulmun Track is not far away.
Self Contained Accommodation
The old milking shed is fully refurbished, insulated and decked out in a modern new interior. The open plan kitchen, dining and lounge area give it an inviting feel. Just plonk down with a glass of wine and watch the horses grazing in the paddocks. The kitchen is fully equipped (oven, microwave) with all the basics you need. The sleeping arrangements are one bedroom with a double bed and 4 King Single bunks in the lounge area. There are two gas hot water showers, water tank separate from house water and a nature (compost) eco toilet. This self contained accommodation is ideal as teenager patch, granny flat, live in workers or for visiting family members.
Original cottage building, fruit trees, 2 car carport, hose down area for horses, good mobile phone reception with Telstra, lots of wildlife (kangaroos, emus, ducks, blue tongues etc), heaps of different birds species, fungi, wildflowers, peace and quiet.
